History of FMLS and MLS


Many home buyers are familiar with the FMLS and MLS systems.  For those that are not, here is a little background information.  

FMLS is a crucial home search tool for the serious buyer, to effectively uncover all listings that are currently available for you to consider!  Multiple photos are available with most FMLS listings and often there is a virtual tour available, as well. 

FMLS and MLS are the actual originating databases in which Realtors enter their listings and as a result, is the only place you can find up-to-the-minute listings to consider.  When listings are entered here, they are viewable in real time.
Only Realtors have direct access to FMLS, as it is not a public database. 

All other home search websites obtain their listings from the FMLS and MLS databases at various download intervals, ranging from a day to a month or so.  These secondary home search portals, therefore, can never display real time listings, because they are not the originating source and only download periodically from FMLS and MLS.

Thus, when you search for homes anywhere on the Internet, you are not viewing the most current listings available.  The secondary home search portals do provide a valuable service to you when you are first beginning your home search.  At the point you begin to seriously look for a home, however, you take the chance of missing the home that meets your every need if you do not consult the FMLS or MLS systems. 

In addition, you will find that a percentage of the homes you are viewing on the Internet have already gone under contract, but are not yet reflected as such, because the database does not offer real time listings. Possibly you have experienced this already.  It is our hope to bridge these gaps for you!
  

FMLS will be an indispensable tool to you when you begin your home search process.  If you are planning on purchasing a home within the next three months, now is the time to start receiving FMLS listings from your Realtor of choice.  Access to the most current home listings, will give you a head start above the rest in finding the home that satisfies your every need.  It will also ensure you are not missing any wonderful opportunities to consider!
